Making the most of the current property market
NATIONAL home values flatlined in May for the first time since January last year, Coality’s most recent report revealed, after months of slowing growth.
The weakness was led by Sydney and Melbourne, where values fell 0.9 per cent and 0.8 per cent respectively, and to a lesser extent Canberra: down 0.2 per cent.
Perth and Darwin recorded the strongest monthly gains, both up 1.5 per cent. Brisbane, Adelaide and Hobart rose at a slower pace, each up less than 1 per cent (Brisbane rose 0.9 per cent).
The market is now suggesting no possible further interest rates hikes by the Reserve Bank for the remainder of this year.
Some are suggesting a possible reduction next year because of a slowing economy and borrowing cost pressures on households and businesses.
So, here are further suggestions – this time from Realestate.com.au – to help sellers achieve the best possible result in selling their homes or investment properties by adding value.
- Paint
Old paint can make your home feel, well, old. But a fresh coat of paint can do wonders. It’ll make your home seem newer, cleaner and more contemporary.
Just make sure to pick neutral colours that will stand the test of time.
- Improve the garden and outdoor living areas
A good tidy may be all your garden and outdoor living space need. Cut back overgrown trees, hedges, bushes and foliage, clear up dead leaves, get rid of weeds and dead plants, clean any paved areas and add fresh mulch if needed.
Tidying up the landscaping and oiling the deck can be all that’s needed on the outside.
If you have a deck, give it a good scrub and apply a coat of oil to get it looking spick, span and sellable.
The same goes for any outdoor furniture, features such as barbecues or firepits, and outdoor dining areas.
